How much does a holiday home in Belgium cost?

Renting a holiday home in Belgium costs less than you might think, and the price depends far more on group size than on the region. We took the from-price per night of 184 verified properties on our platform and laid out the figures: by group size, by region and per person.
Every amount below is the median, the price exactly half of the properties fall below. That is fairer than an average, which a handful of large luxury villas would skew.
The short answer
The median across all properties is 170 euros per night for the whole home. A family home for four comes to around 98 euros per night, a group house for twelve about 257 euros. Worked out per person, it is the large groups that come off best.
Price by group size
Group size drives the price more than anything else. The larger the home, the higher the amount per night, but the lower the price per person.

The last column shows the median price divided by the maximum number of people. A group of seventeen pays the most per night, but often less per person than a couple in a small home.
Price by region
The Ardennes have by far the widest choice and are among the cheapest destinations. Regions with a small, more exclusive supply sit higher.

What drives the price?
Capacity weighs the most: every extra bedroom pushes the price up. Then come features like a private pool, a hot tub or a sauna, which quickly add a few dozen euros per night.
The season matters a lot. In July and August, during the school holidays and around Christmas and New Year, rates are at their highest. In the shoulder season and midweek, the same home is often noticeably cheaper.
Location matters less than you would think. A house deep in the Ardennes costs on average less than a comparable house in a region with limited supply, simply because there is more choice.

Travel in a larger group. The price per person drops sharply once you share a group house: renting a house for twelve together is often cheaper per head than a small flat for two.
Choose the shoulder season or a midweek stay. Outside the busy periods rates fall, and many owners give a discount for a longer stay.
