Holiday home Knokke-Heist: complete guide to Belgium's most elegant seaside resort
Knokke-Heist holds a special status within Belgium. It is the most fashionable resort on the Belgian coast, with its own atmosphere of galleries, designer shops, starred restaurants and a refined boulevard culture. But look beyond the glamorous Albertstrand and you'll also find wide quiet beaches, the Zwin nature reserve, charming residential districts and pricing that can be lower than expected. Here's what you need to know about a holiday home in Knokke-Heist.

Book a holiday home in Knokke-Heist at least 4 months in advance for the summer. In high season prices range from €100 per night for an apartment to €350 for a spacious villa. Out of season you'll find good deals from €70 per night. The districts Knokke-Centrum, Albertstrand, Het Zoute and Heist each have their own character.
What makes Knokke-Heist different from other seaside resorts?
Knokke-Heist is not a classic seaside resort. The centre feels more like a chic residential district than a tourist town. The boulevard has galleries, jewellers and designer shops, and restaurants are generally pricier than elsewhere on the Flemish coast. If you arrive from Ostend or Blankenberge and stay in Knokke-Heist for the first time, you notice the difference immediately: the scale is more intimate, the architecture more dignified and the atmosphere distinctly more urban.
At the same time, Knokke-Heist offers access to Belgium's widest and quietest beaches. Het Zoute has the iconic white villas and parasols. The beach at Knokke is wide enough to find quiet spots even at peak August. Heist, the northern part of the municipality, has a cosier, less pretentious feel and is ideal for families.
The combination of fashionable centre and expansive nature (Het Zwin) is unique on the Belgian coast. Nowhere else offers both an international Beaufort art route and a nature park where you'll see hundreds of bird species each season in one location. For anyone wanting culture, beach and nature combined, Knokke-Heist is therefore an excellent choice. Also see our range of holiday homes in Knokke.
The four main districts: which suits you?
Knokke-Centrum is the heart of the municipality: shopping streets (Lippenslaan, Kustlaan), restaurants, terraces and relatively easy parking in side streets. Good for a first visit, and for those who want to do everything on foot. Holiday homes here are mostly apartments, often with balconies overlooking the busy shopping streets or quieter side streets.
Het Zoute is the most sought-after part of Knokke. The Albertlaan, Astridlaan and side streets are lined with the typical white villas, often with large gardens and trees. The beaches are quieter than in the centre, ideal for those who like wide open space. Holiday homes in Het Zoute are pricier but offer more privacy and space. The pavilion on the beach of Het Zoute (always known as 'Albert Plage') is the very image of fashionable Knokke.
Albertstrand lies between the centre and Het Zoute and offers the best compromise: close to everything but less expensive than Het Zoute. Heist, finally, is the northernmost part: more easy-going, friendlier, with cheaper apartments and a nicer beach. For families with children who still want to stay in Knokke, Heist is an excellent choice.
Het Zwin: the jewel of the region
Het Zwin Nature Park is the top destination for anyone staying in Knokke-Heist. On the border with the Netherlands, fifteen minutes' drive from the centre, this 333-hectare reserve combines salt marshes, dunes, dykes and lagoons. Hundreds of bird species breed or overwinter here, including the iconic storks, spoonbills and ospreys.
A visit to the Zwin combines well with a walk or cycle ride. The recently renovated visitor centre has an interactive exhibition that's also engaging for children. Entry costs around €13 for adults, family tickets are available. Allow half a day to a full day for the complete experience.
Tip: come in spring (April-June) or autumn (September-November) for the most spectacular migrating birds. In summer it's quieter for bird-watching but lovely for spring flowers and the typical salt-flat vegetation. In winter there are fewer visitors and the reserve has its own raw beauty.
Beaufort art route and cultural attractions
Beaufort is the international art route along the Belgian coast, with permanent sculptures spread across all the coastal communes. Knokke-Heist has some of the most striking works: 'For Whom The Bell Tolls' by Janet Echelman on Het Zoute beach, and the 'Caterpillar' on the boulevard. A walk or cycle route along the Beaufort works is free and takes one to three hours depending on pace.
For more classical art, visit the Sincfala Museum in Heist (on the history of fishing and the coast), or one of the many private galleries in central Knokke. The municipality also regularly hosts major cultural events: the International Cartoon Festival in July, the sand sculptures on the beach in summer and the Christmas event with ice rink in winter.
Don't forget Casino Knokke either. The iconic building on the boulevard is one of Europe's most beautiful casinos in terms of architecture and art collection. Particularly known are the murals by Belgian surrealist René Magritte and the glass dome above the gaming halls. Entry to the casino is free, and the building alone is worth a visit.
Eating and drinking in Knokke-Heist
Knokke-Heist has Belgium's highest density of starred restaurants per inhabitant. For a culinary highlight, book L'Orangerie or Bartholomeus (two Michelin stars). For something less formal but still excellent, the centre has many good tables, especially on the Lippenslaan and in the side streets. Always book ahead, especially in high season.
For more budget-friendly eating, head to the chip shops and shrimp-croquette spots in Heist and the centre. The typical Flemish 'krokettenpannekoeken' at Fritkot Mary in Heist or the grilled fish on the sea dyke are real recommendations. For a relaxed lunch on a terrace: Place Maurice Lippens in the centre has several good options.
Have a drink at one of the beach bars on Albertstrand or Het Zoute, especially at sunset. The Surfclub in Heist is a cosy, casual spot with good pizzas and an excellent cocktail selection. For an upscale after-dinner: a drink at the Casino or in one of the hotels of Het Zoute.
Practical tips for a stay in Knokke-Heist
Planning: for summer (July-August) book at least four months ahead, for popular weekends in May, June or September two to three months. Last-minute is usually only possible midweek or in the low season (November-March). Note that many owners require a minimum stay of one week during the summer holidays.
Transport: Knokke-Heist is excellently served by train (NMBS terminus), by the Kusttram (running along the entire Belgian coast) or by car via the E34 or N49. Once there, you can do everything on foot, by bike (rentals everywhere) or by Kusttram. A car is usually not needed and parking in the centre is expensive.
